On December 31, 2020, the State of Florida adopted the ASME A17.3-2015 Safety Code for Existing Elevators and Escalators . All elevators in the State of Florida shall comply with ASME A17.3-2015 Requirement 3.10.12 System to Monitor and Prevent Automatic Operation of the Elevator with Faulty Door Contact Circuits by December 31, 2023.
Tens of thousands of elevators in Florida do not comply with this Code requirement. Similar to most products and services throughout the nation, Supply and Demand is in the elevator contractors' favor.
Professional Elevator Inspection & Consulting Services does not recommend waiting until 2023 to comply with this Code requirement. Compliance may require modernization of existing equipment. However, compliance with this requirement may be affordably achieved through the alteration of existing elevator controllers.

Do the Elevators in Your Building Comply With the Maintenance Control Programs (Mcp's) Requirement of the Asme A17.1 Safety Code for Elevators and Escalators?

CHAPTER 61C-5 FLORIDA ELEVATOR SAFETY CODE
61C-5.0015 Maintenance Control Programs.
(1) Elevators must comply with the maintenance control program onsite documentation requirement in 8.6.1.2, ASME A17.1-2013, as adopted by reference in Rule 61C-5.001, F.A.C., according to the following schedule based on the code under which the elevator was installed:

(2) When the maintenance control program and related documentation is maintained in electronic format, the elevator owner or lessee, when owner responsibilities are specifically assigned by lease, shall provide appropriate means for viewing the maintenance control program onsite.

Renewable Elevator Maintenance Contracts

If a building owner or property manager wants to change elevator maintenance contractors, the building owner needs to review the existing elevator maintenance agreement. Elevator maintenance agreements may include automatically renewable terms and conditions.

The maintenance agreement may limit the ability of the building owner to cancel the agreement with the contractor prior to and after the expected term of the agreement. Without knowledge of the automatically renewable terms and conditions, a building owner may be subject to unexpected expenses and undesirable service. The building owner may also be subject to threats regarding breach of contract and legal ramifications.
